My Customised Marriot Floorplan

This is our customised floorplan...
Ground Floor:

Some of the major changes are marked up in the picture...
  • Added a door to close off the study for some privacy
  • Added walls to close off the Dining. With the enclosed rear option, a lot of people complained about that plumbing stack in the middle of nowhere so we've put in a wall with a big void in the middle to section it off a bit better
  • Added shower to the powder room. This is in case anyone is sleeping staying downstairs or can't walk upstairs for any reason, they can use the shower downstairs. 
  • Added manhole to the garage. Easier for tradies to get up there and do stuff. No idea what yet though. lol
  • Garage is now 6m wide instead of the standard 5.5m
  • The internal access door in the garage has been widened to 920mm (to fit all the shopping bags through).
  • All the door ways and bulkheads have been made higher to 2340mm, except for the theartre bulkheads. Apparently they need them lower to fit in the plumbing.
  • Grand Alfresco. Enough said.
  • PCV: Originally I wanted doors to section off the back of the house for heating / cooling purposes. The doors were $1000+ though so have now decided it may look better without the doors :P



Upper Floor:

There's not much changes to upstairs

  • Shared bathroom option. Debated on this one for a bit. If I was a kid, I'd like to have my own ensuite. In the end we chose this so the kids can have a bath tub to themselves instead of using ours. 
  • Ballustrades all around the void area. The standard is to have walls which makes the place dark I reckon. 
  • Enclosed rear sectioned off by a feature void wall. Wanted to keep the terrace upstairs and enclosed room downstairs but they said this can not be done due to water drainage issues. Will probably use that corner as a study
  • Should have probably put in a highlight window to the Bedroom 4 in the front for extra light. Too late now. 
  • All the doors have been made higher and wider to 2340x920mm
Overlooking Layout:

  • There's that one little tiny incy wincy bit of overlooking for the front bedroom 2 window. Still means that window needs to be obscured
  • Need to upgrade the Telstra pit to replace the old asbestos one and install a new lid that can be driven over. That's where the new driveway will be. 
  • Minimum setback in our area is 9m. The neighbours is 9.6m! I thought 9m was to the front door but it is to the porch so we're trying to push the house forwards a bit and gain an extra meter for the backyard. The application for dispensation can only be made after the contract is signed and also takes an extra three weeks to wait for neighbour feedback and council approval.

Painting is complete. We've gone for the grey finish to the walls. Here's how the Winter Mushroom looks. Originally we thought of doing white for the architraves and doors but got convinced by the colour consultant to use the same paint all round. Was a bit worried at first but it has come off nicely. 

Cedar Plank Palandri Carpets Laid

Carpets were laid just before Christmas except for the master bedroom which was getting its squeaks fixed .  We picked the Palandri Category 2 carpets in Cedar Plank colour. Nothing too fancy as Category 2 was the included freebie and we didn't want to pay the Porter Davis premium for upgrades. Figured when it's better to let the kids wear out this one and replace it in a few years time at a much cheaper cost per square metre. Here's a roll of carpet. The most excited I've ever been to see a roll of carpet :)
