The Fixing Stage invoice was officially sent to me on 27th Oct which put it at week 19 of my build. That's just over four months which, especially considering my delay due to the power lines, is damn quick. Anyway, back to the fixing invoice, it was sent a tad premature because there were just a 'few' outstanding issues that needed to be attended to...
1. Bedroom 2 door not straight
Here the door is not aligned to the cornice or the wall.
They've ripped off the top and left part of the architrave and bits off the cornice and wall from outside and inside the bedroom. Yet to be fixed so I don't have the final photo.
2. Master bedroom door not straight
Similar issue to bedroom 2, although this one is less noticeable as it is not so close to the corner wall. Site supervisor is checking to see if it is 'within tolerance'.
3. Balcony sliding door frame damaged
Not sure why they even installed this with it so obviously broken
4. Master Ensuite mixer and spout in wrong position
There is a spout sticking up the window sill and a mixer a couple of meters away on a different wall ??!
5. Plumbing in wrong position
Oops. Missed it by that much...
6. Missing decorative feature columns
Had been asking my BC during tender / contract and just expected that these were standard. Apparently not. In my defense, none of my drawings show columns of any sort (standard or not) and I was not told otherwise. Luckily PD has come to the party and agreed to add the decorative columns for me. Still waiting to get the Variation.
7. Gutter damage not fixed yet
The gutter damage reported earlier before lockup is still not fixed
8. Bricks not clean
Majority of the bricks is cleaned except for a few areas.
9. Warped walls
This is what happens when your frames are not flush...
Facade brick / render incorrect

This one took me a while to work out why it looked a bit wrong. See if you can spot the difference
Out of goodwill, I paid the fixing invoice despite these issues, as Porter Davis has made really good progress on my build. All the issues (master bedroom door to be confirmed) have been agreed to be fixed. Some are already done and some will be done later together with other minor patchwork closer to handover.

ReplyDeleteOn the right hand side of your facade, there's a gap between brick wall and render...is there meant to be a gap there?
yep, there is meant to be a gap so that both left and right sides line up horizontally. THis is because the house is set back more on that lounge side
DeleteI couldn't spot the difference in the brickwork and render, unless it was referrign to the lack of the juliette balustrading? which might be scheduled to be installed later...

ReplyDeleteDo you mean the fixes? They are included in the cost of the house. You don't need to pay for them to fix their mistakes.
